Ajilete Lakeview Model Estate has been designed for 110 homes. Currently, 46 plots have been fully subscribed and there are now 64 plots available for sale to the public as follows:

  1. 19 plots of 2,000 Square metres each
  2. 45 plots of 1,000 Square metres each

Preliminary information about the conditions of sale can be summarized as follows:

A. Approved Deed Restrictions

  1. All buildings in the estate are for residential purposes only and no business, trade or public religious services in any form will be permitted throughout the estate.
  2. Privacy and noise level statutes will be fully enforced. As a controlled, gated estate, no public parties can be held within the estate other than events at the club house only for estate HOA members and their immediate family members
  3. All buildings shall comply with set-back specifications on all sides of the buildings, including the specifications on maximum building heights and building footprint to plot ratio. No detached “Boys quarters” will be permitted by the estate HOA Building Committee.
  4. Before purchasing a plot in the estate, prospective home owners are strongly advised to download a copy of the estate covenants and deed restrictions from this website and be comfortable that they will be able to abide by these rules, which shall be legally enforced under the laws of the Federal Republic of Nigeria.

B. Standard Plot Sizes

  1. For guaranteed solar rights to the climate-responsive homes expected in the estate, no building will suffer any shading or obstructions from adjacent buildings. This is the driving factor for the following plot specifications and provision:
  2. Enhanced plot sizes are 50m x 40m per plot. This gives 2000 Sq.M of land per plot, which is about 0.5 acres (or 3 times the regular 120ft x 60ft plots)
  3. Standard plot sizes are 25m x 40m. This gives 1000 Sq.M of land per plot, which is about 0.25 acres (oe 1.5 times the regular 120ft x 60ft plots)
  4. For both plot sizes, the maximum building area or foot print will be 50% of the total plot and the maximum building height will be 9.14m
  5. Other pertinent specifications are detailed in the estate covenants and deed restrictions

C. Security Policies and Services

  1. As a fully controlled and gated estate with high security perimeter fence fully patrolled and equipped with digital security cameras and other technological devices, individual homes in the estate will not be allowed to erect “prison-style” security walls around each home. Brick/Block/Concrete/Metal fences are totally prohibited for any home inside the estate
  2. Partition wooden/shrub fences not exceeding 2.44m in height are allowed from the sides of the buildings to the back yard. No fences will be allowed in the front of any home but flowers/shrubs are acceptable to a maximum of 1.22m in height. There will be no gates of any type for each home. All pets (like dogs and cats) must be kept within individual yards of the owners at all times.
  3. Residents of the estate with registered biometrics at the security gate are free to move in and out at any time through the security checkpoint but visitors to residents will not be allowed into the estate from 10:00 PM to 6:00 AM unless in the company of the resident member of the estate
  4. Security patrols will be available 24 x 7, with security officers at the gate at all times and back-up security officers on patrol around the perimeter and within the estate
  5. All homes will be connected to a security alert system from the gatehouse to warn of any emerging dangers while a centralized security response is being organized

D. Key Utility Services Performance Targets

  1. On Electric Power Supply: ASAI =1.0, CAIDI =0 hours, SAIFI < 2, SAIDI < 30 minutes per annum (see definitions in the FAQ section)
  2. On Water Supply: 100% availability of potable water with world-class MCLs (Maximum Contaminant levels)
  3. On Sanitation/Waste Disposal: 100% reliability of weekly collection and disposal of domestic refuse, including a separate collection of recyclable wastes as our contribution to the efficient management of the earth’s resources and the mitigation of climate change
  4. On Telecommunications: 100% reliability of broadband internet access with guaranteed bandwidth of at least 5.0 Mbps/1.5 Mbps (Downlink/Uplink) per home.
